RFP: Architectural & Engineering Services – Adirondack Performing Arts Center (APAC) Ticonderoga, NY

The North Country Rural Development Coalition (NRDC), in partnership with the Essex County Land Bank, invites proposals from qualified architectural and engineering firms to provide full design, construction documentation, and construction-phase services for the adaptive reuse of the historic Knights of Columbus building at 103 Montcalm Street, Ticonderoga.

A minimum of 20% MWBE participation is required. If not a certified MWBE, the selected firm must subcontract accordingly to meet the goal.

The DRI-funded project will convert the building into a multi-use performing arts center, including an elevator and vestibule addition, ADA access, restoration of a third-floor performance venue (for music, theater, dance, and film), artist-in-residence studio apartments, rehearsal and lesson rooms, a fine arts studio, ceramics and kiln space, new HVAC and MEP systems, façade and marquee restoration, and a commercial kitchen fit-out.

Fee proposals must include a not-to-exceed budget and fall within a 12% cap on construction costs.

Firms must be able to mobilize within 3 weeks of contract award.
